What Denver yards actually need
Denver is Lake Norman's quiet side, and the properties reflect it: large lots, long driveways, and golf-course-adjacent turf standards in Westport, Sailview and Trilogy. A one-acre yard is not a half-acre yard done twice. It needs a mowing pattern that does not scalp the crown of a slope, edging that reads clean from the road at forty miles an hour, and a fertiliser plan priced by the acre rather than by the visit.
West-shore exposure is the local variable nobody accounts for. Lots on the Denver side take the afternoon sun square on, so west- and southwest-facing turf runs several degrees hotter through July and August than the same grass across the water in Mooresville. Tall fescue on those slopes browns out first and recovers last. We raise the cut height on west-facing sections before the summer and put the irrigation cycles there rather than spreading water evenly across a property that does not dry evenly.
Denver is in Lincoln County, not Mecklenburg or Iredell, so permitting and water service are different from the towns on the other three shores — worth knowing before an irrigation install or a hardscape that needs a setback.
